After months of delays and community debate, a major housing project linked to NBA legend Allen Iverson is officially moving forward in Newport News.

Local CBS station WTKR reports that city officials approved a zoning change allowing the 120-unit Iverson Landing development to proceed after an initial vote earlier this year stalled the plan.

The project, located near Old Fort Eustis Boulevard in the Denbigh area, has been in development for years. Alvin Keels, the developer behind A4 Development Group, shared that he and Iverson have long been focused on creating meaningful support for families in their hometown.

“That vote meant the world to us,” Keels said following council approval. He added, “Finally seeing that come to fruition was big.”

Although Iverson, a Newport News native, did not attend the city council meeting, he has consistently advocated for more affordable housing options in the region.

According to WAVY, Iverson Landing is specifically designed to serve families across Hampton Roads, a goal city officials have highlighted repeatedly. Newport News Mayor Phillip Jones has positioned projects like this as a critical part of his broader strategy to expand housing access throughout the city.

The renewed approval comes after months of community meetings and extensive discussion surrounding traffic concerns and neighborhood impact.

Earlier this year, the council rejected the proposal, citing a need for more clarity.

Resident Sean Fowler voiced the frustration felt by many neighbors, saying, “It’s going to create traffic jams in the morning… people are going to get anxious to leave the apartment place and that’s going to create an environment for accidents to happen.”

Developers have taken concerns seriously. Plans include widening the road serving the complex and adding a new turn lane on Fort Eustis Boulevard to improve traffic flow.

Keels also clarified the density of the project, stating, “I heard in the meeting a lot of high-density talk, but we’re actually rezoning this to medium-density.”

Despite some ongoing skepticism, the project is now officially moving forward.

Even Fowler, who has been a vocal critic, admitted the limits of community opposition.

“It’s not our land… someone wants to buy it and do something with it. There’s only so much you can do to complain about it,” he said.

Groundbreaking is projected within 18 to 24 months. Keels assured that the final development will meet the expectations set throughout the planning process.

“We’re committed to developing a very nice project,” he said. “We look forward to bringing something nice to Newport News.”

Iverson Landing marks a major step forward in providing more housing options for families in the area, combining community input with a commitment from one of basketball’s most iconic figures.
