Forget a rooftop pool or a basic fitness center, how about a 185,000 square foot Costco in your lobby? That’s the reality coming to South Los Angeles as a first-of-its-kind residential project takes shape in Baldwin Hills.

The development, located at 5035 Coliseum Street, is set to feature 800 brand-new apartments stacked directly on top of a massive Costco warehouse. The project is more than just a convenience play for shoppers who want a rotisserie chicken at a moment’s notice. It’s a major move toward solving the city’s housing shortage. Out of the 800 total units, 184 are being designated specifically for low-income residents, while the remaining apartments will be aimed at workforce housing, priced for those earning between 30% and 80% of the area’s median income.

Important Project Details:

• Total Units: 800 apartments built over six stories.

• Affordability: 184 units are reserved for low-income households.

• Job Creation: The new location is expected to create 400 permanent jobs for the community.

• Timeline: Construction began in late 2025 and is expected to be completed by 2027 or early 2028.

This unconventional “Costco apartment” model is being hailed as a potential solution for urban sprawl. By building up instead of out, the city is creating a hub where people can live, work, and shop in one centralized location. While living above a warehouse might sound loud to some, the promise of attainable rent and the famous food court on demand is already generating massive buzz across the West Coast.
